The live/work loft of a designer and publisher duo has hit the market in Los Angeles’ Arts District for $1.1m.

Sitting on the top floor of the Molino Lofts building – one of the area’s original adaptive reuse projects – the one-bedroom bolthole belongs to Micah Heimlich of design firm UnHeim and writer Paul Foss.

Molino was originally a pair of 1920s brick and concrete warehouses, which The Kor Group and RSA Architects overhauled in 2006, turning them into live/work dwellings. This unit has an open floor plan that spans 1,490 sq ft.

Heimlich has applied his design touch to the Los Angeles property, for sale via John Jacob Matthes of Crosby Doe. Its rugged industrial aesthetic is heightened by polished concrete floors, 11ft 6 inches-high ceilings, raw concrete pillars and gallery-like white walls, all brought to life by bright pops of colour on fabrics and furniture.

Windows frame views of the 4th Street bridge towards the San Gabriel mountains. The apartment comes with access to the building’s rooftop pool, viewing deck and gym, which have all been freshly renovated.
