Pasadena’s only Case Study House has come on the market for $2.99m following an award-winning refurbishment.

Designed in 1947 by father and son architects Kemper Nomland and Kemper Nomland Jr, Case Study House 10 was part of Arts and Architecture magazine’s Case Study House programme, pioneering experimental low-cost housing. It also features on the National Register of Historic Places.

The 3,425 sq ft midcentury house – for sale via Deasy / Penner – has been given a top-to-toe restoration by its current owners, who bought it in 2012. Los Angeles practice Design Vidal was enlisted to update the abode, and the project scooped a Historic Preservation Award from the city of Pasadena in 2015, staying true to the Nomlands’ original vision.

The post and beam Case Study House 1o beds into a sloping site at 711 South San Rafael Avenue. Capping the four-bedroom Pasadena property is a simple shed roof that evokes the gradient of its setting.

Rooms have large glass walls, pitched ceilings, hardwood floors, and the living room is set around a brick fireplace. Large sliding doors open spaces to the landscaped garden, which is dotted with eucalyptus trees and a swimming pool
