Minimalist concrete apartment lists for $11m in Manhattan

A concrete apartment inside a former garage has hit the market in New York’s Chelsea for $11m.

The 3,741 sq ft home takes up the third floor of a 1910 building on 239 West 18th Street. It was previously used to store vinyl records before being converted into a four-unit condo building.

Original steel supports have been retained inside the three-bedroom apartment, which has raw concrete finishes and is crowned by a vaulted 15-ft-wide skylight, which pours light down into the living room below.

Ceilings across the Manhattan propertyon the market via Raphael De Niro and Katherine Stroud for Douglas Elliman – are a lofty 13-ft high, and the apartment also features exposed brick walls, stark white ‘floating’ divisions, and a concrete bathtub.

The listing states the apartment – designed by an unnamed architect – could be expanded further. A raw 1,573 sq ft commercial unit and basement garage is included in the price tag, along with 7,500 sq ft of air rights, meaning the property could be extended skywards (subject to planning.)

Regardless, the new owner will have exclusive use of the property’s rooftop, offering rare outside space in Manhattan.
